Apartment prices in Kyiv 2026: Why the market resists a crash

🏙️ Kyiv Real Estate Market in Autumn 2026: Why Apartment Prices Remain Stable

Apartment prices in Kyiv 2026 remain relatively stable despite ongoing security challenges and uncertainty. Constant attacks, threats to energy infrastructure, and potential utility disruptions create serious challenges for Ukraine’s capital.

Possible interruptions to heating, water supply, and electricity increase concerns among residents.

Not all residential buildings have accessible bomb shelters. Potential attacks on bridges connecting Kyiv’s Left and Right Banks across the Dnipro River create additional uncertainty.

Under these circumstances, one might expect the Kyiv real estate market to experience a significant decline. Buyers might postpone purchasing property, while owners could face pressure to reduce asking prices.

However, our practical experience reveals a different picture.

📊 What Is Happening to Apartment Prices on Kyiv’s Left and Right Banks?

Based on my observations, there has been no significant overall decline in asking prices per square meter. This applies to apartments on both the Left Bank and Right Bank of Kyiv.

Naturally, some property owners need to sell their apartments urgently. In such situations, sellers may offer substantial discounts to complete transactions faster.

However, individual discounted sales do not necessarily reflect the overall pricing situation in Kyiv’s property market.

Apartment prices also depend on property condition, renovation quality, furniture, and household appliances.

🏢 One Building, Two Apartments: How Much Does a Square Meter Cost?

Let me share a specific example from my professional experience.

In spring 2026, an apartment requiring renovation was listed in a residential building in Kyiv. Its asking price was USD 1,800/m².

In autumn 2026, another apartment became available in the same building. This property is in good residential condition and includes furniture and household appliances.

Its current asking price is USD 2,300/m².

The difference is USD 500 per square meter.

Here is another important detail.

According to my client, who purchased the apartment requiring renovation, renovation and furnishing costs reached approximately USD 800/m².

Therefore, purchasing an apartment at a lower initial price does not always guarantee savings.

Renovation materials, furniture, appliances, and additional expenses can significantly increase the final investment. Buyers must also consider the time required to complete renovation work.

For this reason, comparing apartments solely by price per square meter can be misleading. Property condition and potential renovation expenses should influence every purchasing decision.

📉 How Does Kyiv’s Real Estate Market React During Crises?

I have worked in Kyiv’s real estate market since 2010. During this period, I have witnessed rapid growth, declining demand, and almost complete market inactivity.

One particular pattern has remained noticeable throughout these challenging periods.

During major crises, the property market often freezes rather than experiencing an immediate price collapse.

Buyers postpone purchasing decisions. Property viewings decline, negotiations take longer, and completed transactions become less frequent.

People prefer to wait for greater stability and clarity about the future.

But how do apartment owners respond?

Sellers without urgent financial needs are usually unwilling to accept substantial discounts.

Instead, they often temporarily withdraw their apartments from the market, waiting for more favorable conditions.

Consequently, buyer activity decreases while the number of available properties also declines.

This behavior partly explains why lower transaction volumes do not automatically lead to falling apartment prices.

🏠 Could Kyiv’s Property Market Repeat the Situation of 2022?

Consider the events of 2022.

Russia’s full-scale invasion caused widespread displacement and considerable uncertainty about Kyiv’s future. During the initial months, residential property transactions almost completely stopped.

Demand declined sharply, while many homeowners postponed selling their apartments.

However, based on my professional observations, not every property category experienced a prolonged and widespread price collapse.

Some owners accepted substantial discounts to complete urgent transactions. Nevertheless, these individual sales did not represent the entire residential property market.

Today, Kyiv faces another challenging period.

However, many property owners demonstrate similar behavior. Without an urgent need to sell, they prefer waiting rather than accepting significantly lower prices.

🔎 Will Apartment Prices in Kyiv Fall in 2026?

Apartment prices in Kyiv 2026 depend on more than security conditions and general market uncertainty.

Several property characteristics influence asking prices:

  • Location — district, transport accessibility, and nearby infrastructure.
  • Building condition — construction year, technical condition, and shelter availability.
  • Energy independence — backup electricity, heating, and water supply.
  • Apartment condition — renovation quality, furniture, and household appliances.
  • Seller motivation — willingness to wait or need for an urgent sale.

Some apartments may certainly become cheaper. This is particularly possible when owners need to complete transactions quickly.

However, isolated price reductions do not necessarily indicate an approaching collapse across Kyiv’s residential property market.

My Forecast: Kyiv’s Property Market May Slow Down Without Collapsing

After more than 16 years in real estate, I have learned an important lesson.

A decline in property transactions and a decline in apartment values are not the same thing.

During crises, buyers become more cautious, while property owners frequently postpone selling.

Market activity slows down. Sometimes, transactions almost completely stop.

However, this does not mean homeowners are prepared to sell their properties at extremely low prices.

Not every crisis causes a property price collapse. Fewer transactions do not necessarily mean cheaper apartments.

For these reasons, I do not expect a sudden, widespread collapse in Kyiv apartment prices during autumn 2026.

This forecast reflects my professional experience and observations of buyer and seller behavior since 2010.
